Keyes & Co principal Damien Keyes says the Townsville property market will improve.PROPERTY prices in Townsville are continuing to drop despite an increase in confidence according to latest Queensland Market Monitor report. The report, compiled by the Real Estate Institute of Queensland, examined property data from the September quarter.For the September quarter Townsville median house prices fell 1.5 per cent to $330,000 while the quarterly median unit sale price fell 15.5 per cent to $236,000.However days on market reduced from 70 in August 2016 to 64 days in August this year.In the same period vendor discounting in the house market fell from 8.6 per cent to 7.8 per cent and the most active price bracket was for house sales below $350,000.REIQ regional director and Keyes & Co Property owner Damien Keyes said there were positive indicators. “Volume has lifted for this quarter so it feels like a good platform is being built for the early part of next year,” he said.More from news01:21Buyer demand explodes in Townsville’s 2019 flood-affected suburbs12 Sep 202001:21‘Giant surge’ in new home sales lifts Townsville property market10 Sep 2020“External investors are picking off these cheaper properties so I think 2018 will be a case of really watching the sales volumes because that will be the first indicator of prices increasing.“Agents are saying October and November were really strong and I don’t think you’ll see huge price jumps but you’ll see an overall increase in confidence in Townsville’s property market.”In more positive news for Townsville rental vacancy rates have fallen to 4.3 per cent, down from 7.1 per cent in September 2016.Rent prices have also remained steady at $285 a week for three-bedroom houses, $240 a week for two-bedroom units and $300 a week for three-bedroom townhouses.The report flagged the Port of Townsville’s proposed $1.64 billion expansion, the stadium project, Haughton Pipeline duplication, airport redevelopment and Townsville being the FIFO hub for Adani as economic growth drivers. The report stated that the Townsville property market was expected to improve in 2018.“The regional economic outlook looks promising as a number of large projects … commence injecting investment to the region and creating job opportunities,” the report stated.“Considering the strong infrastructure program, the REIQ remains positive about the future of the Townsville housing market. However, the house and unit sale markets are still classed as falling as there is not yet evidence that demand is improving to achieve price stabilisation.”
IN a shocking turn of events, the Guyana Football Federation (GFF) three-member disciplinary committee ruled that the Wayne Forde-led executive committee’s decision to move the STAG Elite League from eight teams was ultra vires their powers and unconstitutional.Attorneys Sanjeev Datadin (Chairman) and Natasha Vieira, along with Dr. Clement McEwan make up the GFF’s Disciplinary Committee.National champions Slingerz FC along with their usual rivals Alpha United, as well as the Georgetown Football Club (GFC) and Pele football club, refused to participate in the second edition of the STAG Elite League, calling it (the league) illegitimate since they felt that the GFF unconstitutionally added two teams (Topp XX and Victoria Kings).A call was made by the aforementioned clubs for arbitration, stating that instead of a back and forth between them and the GFF, good sense should have prevailed; especially for Slingerz FC and Alpha United, who were named as the clubs representing Guyana at the CFU Club championship which was a qualifier for the CONCACAF Champions League.But the GFF refused, and resorted to sanctioning the two clubs (Slingerz and Alpha United) and would further write to CONCACAF, detailing that the they (the Clubs) were not in ‘good standing’ with the Federation; a needed requirement for participation at the CFU Club Championship.The Disciplinary Committee noted that “it follows therefore that for the Executive Committee to sanction the Complainants for non-participation could not be a code or rule violation. Their objection was on principle; a principle which we have found to be with legal foundation.The Executive Committee was not entitled to punish an Elite member for non-participation in a Tournament which they had exceeded their legal authority to convene.”“The Executive Committee was not entitled punish an Elite Member for non-participation in a Tournament which they had exceeded their legal authority to convene” the Disciplinary Committee said in their letter to the GFF and abovementioned clubs.It was also ruled that the GFF Constitution can only be amended by Congress and the Executive Committee had no authority to unilaterally amend the Constitution in any manner whatsoever.The GFF will hold its congress next month, where several matters will be brought to the floor by the members, and the Elite League fiasco would be high on the agenda.
Fisheries officers undertook a major operation against illegal operations off the Donegal coast last week. A total of 26 untagged salmon in the Glenties area and 1,100 yards of illegal salmon drift nets off Inishbeg Island were seized last week by fisheries officers based locally.The officers were utilising the first of a new fleet of 12 commissioned Delta 780HX Maritime Protection RIB boats recently launched by the Minister of State for Inland Fisheries, Sean Kyne. IFI’s Dr Milton Matthews, said these were very important incidents.“Both incidents highlight the importance of ongoing offshore and coastal patrols to protect migrating salmon and sea trout stocks against illegal fishing activity at a time when salmon stocks are under severe pressure from high temperatures, very low water levels and a long-term decline in survival rates at sea.“The value of prompt information from members of the public who report instances of suspected illegal activity or pollution alerts cannot be overstated.”Information may be passed to the confidential number 1890 347424 or 1890 FISH24.
